Upfront Sales Packs

In development Pilot for agencies: register now. Nothing is available to buy yet.

For estate agents: a complete pack on every instruction

The Upfront Sales Packs portal will give your agency a complete, checked upfront sales pack on every instruction, without negotiators chasing paperwork. You add the property; the portal invites your seller, pulls in what the public records already say, requests and chases the leasehold information, and shows you what is outstanding and who is holding it up. The listing gets a material information summary from day one, and the buyer's conveyancer gets the full pack on offer.

The portal is in development. Register your agency to join the pilot and help shape it.

The pack starts the day the instruction is signed, not the day the offer comes in.

What your agency gets

Some of this will be in the pilot; the rest follows once the pilot has proved the basics with real sales.

How it fits your instruction process

  1. Instruction won. Add the address (later, your CRM can send it). The public records come in straight away.
  2. The seller accepts your invitation. It comes in your agency's name. The seller answers plain-English questions on their phone, uploads what they hold and completes the identity check.
  3. The paid items are agreed. The seller sees the price of each search, report or certificate in full and approves it, unless your agency has agreed to pay.
  4. You watch progress, not paperwork. The completeness score shows what is outstanding and who is holding it up. The portal does the reminding.
  5. Launch. The seller signs an accuracy declaration and a person at Upfront Sales Packs reviews the pack. You publish the listing with the summary; anything still on its way is shown as pending.
  6. Offer accepted. The full pack goes to the buyer's conveyancer in one step, if the seller agreed to that when accepting your invitation. The version shared is kept as the version relied on.

The pack belongs to the seller

Your agency works on the pack through access the seller gives when they accept your invitation. The seller can see everything your agency does with it, and every person it has been shared with.

If the seller changes agent, the pack goes with them, including the items they paid for. Your access ends when the instruction ends (not before any minimum term your instruction sets), and you keep the record of what your agency did. We have made this choice deliberately: sellers agree more readily to a pack they own, the reforms make the seller responsible for the pack, and it means that when a seller comes to you from another agency, the pack comes too.

What stays with your agency

Valuation, marketing, viewings, negotiation, your anti-money-laundering checks, your redress scheme membership and your own duty not to omit material information from a listing all stay with you. Upfront Sales Packs collates information for the seller. It never markets property, introduces buyers or negotiates, so it never competes with you for an instruction. It does not list, rank or recommend estate agents either, and a homeowner who starts their own pack can take it to any agent.

How we expect to charge

  • Your choice of model: a fee per pack, or a monthly subscription with a pack allowance. Tell us in the form which would suit you; we are testing both with the first agencies before fixing prices.
  • Searches, reports and certificates: paid by the seller at the provider's price plus our service margin, both shown before anything is ordered. Your agency can choose to pay instead.
  • Larger agencies: several branches, branding and company single sign-on in a higher tier.
  • No surprises: prices are published, and agreed with your agency in writing, before anything is charged. Founding agencies in the pilot are offered founding terms.

The pilot

We are looking for a small number of independent agencies and small chains in England and Wales to use the portal on real instructions as it opens.

What we ask

  • A handful of instructions over the first months
  • A named person who will tell us honestly what works and what does not
  • Seller invitations sent in your agency's name

What you get

  • Early use, and a direct line to the people building it
  • The first CRM links built with the CRMs founding agencies use
  • Founding terms, agreed in writing before anything starts

Questions agents ask

Is this estate agency software that lists properties?

No. The portal gathers, checks and shares the sales pack. You market the property in the usual way and can use the pack's material information summary on your own listings and on the portals you list with.

Does the identity check replace our own anti-money-laundering checks?

No. The check is made by a certified provider and matched to the title. Whether your agency can rely on it for its own checks depends on your procedures and your supervisor's rules; your obligations stay with you.

What happens if the seller moves to another agent?

The pack goes with the seller. Your access ends with the instruction, and you keep your own records. Any recharge for items your agency paid for is a matter for your terms with the seller.

Will it work with our CRM?

Packs will export in the open Property Data Trust Framework format, which several CRMs already read. The first direct links will be built with the CRMs our founding agencies use, so tell us yours when you register.

Who is responsible for the data?

Upfront Sales Packs is responsible for the pack, and the seller agrees our terms and privacy notice directly. Your agency is responsible for the data it uses for its own purposes. This is set out in writing before your agency starts.

When can we start?

Pilot invitations go to registered agencies in stages as the portal opens. We will not give a date until it is ready, and we will not charge anything before terms are agreed.

Register your agency

Registering is free and does not commit your agency to anything. We will email you about the pilot and the launch, and ask a few questions to make sure the portal fits how you work.

What would you like from us?

We use your details only for the purposes above, never sell them, and delete them when they are no longer needed. See the privacy notice.
