For service providers: connect your service to the pack
Every upfront sales pack depends on work only a professional can do: the searches, the condition report, the EPC, the identity check and, for flats, the leasehold information. The Upfront Sales Packs portal will connect sellers and agents to that work in three ways: ordering inside the pack from a small number of integrated partners in each category; suggested suppliers, shown by postcode and clearly labelled, whom sellers and agents choose for themselves; and free upload and data connections for managing agents and software providers.
The portal is in development. Register your interest and we will contact you as each part opens.

Who we want to hear from

| Search providers | Standard searches (pack item 9): local authority, drainage and water, environmental, and mining where relevant | Searches covered by the Search Code; professional indemnity insurance |
| Surveyors | The property condition report (item 11) | A regulated firm or member of a recognised surveying body; professional indemnity insurance; terms of reliance stated on each report |
| Domestic energy assessors | An EPC (item 3), where the home has no valid certificate | Accreditation through a government-approved scheme; certificates lodged on the EPC register |
| Identity verification providers | Seller identity verification (item 6) | On the government's register of certified digital verification services; checks that meet HM Land Registry's digital identity standard |
| Conveyancers and solicitors | Receiving packs from sellers and agents; the directory | Regulated by the Solicitors Regulation Authority or the Council for Licensed Conveyancers; professional indemnity insurance; any referral arrangements disclosed to the client |
| Floor plans and property photography | The floor plan (item 14); photographs for listings | Insurance; the measuring basis stated on each plan; photographs that show the home as it is |
| Managing agents, freeholders and leasehold information platforms | Leasehold and estate terms, building safety information (items 7 and 8) | Nothing beyond being the party the information comes from |

Three ways to work with the portal
-
Integrated ordering partner
Your product ordered inside the pack in one step, and the result returned to the pack as data with its source and date. We will choose one main and one backup provider in each category, on standards, coverage, turnaround, price and the quality of the data returned, and review the choice every year. There is no exclusivity either way.
The seller or agent sees your price and our handling fee, both in full, before they order. We will need an ordering route (ideally an interface we can connect to), status updates and results we can store in the open standard.
After the pilot First conversations with providers start now.
-
Connected services directory: suggested suppliers by postcode
When a seller needs a professional, such as a surveyor, an EPC assessor or an electrician, the portal shows two or three accredited suppliers who cover their postcode, with typical prices and turnaround. Sellers and agents choose and contact the supplier themselves. Which suppliers are shown, and in what order, follows published rules: covering the postcode and meeting the standard come first, then distance, then rotation. No one can pay to be shown or to appear first.
Planned terms: a flat fee per referral, and nothing upfront. A referral is a seller or agent choosing you and sending you their request through the portal, with their consent. Each request goes only to the supplier they chose, never to several firms at once. The fee is the same for every supplier in your category, and the seller sees it in pounds before choosing. No listing fee, no subscription, nothing while nobody chooses you. Conveyancers and solicitors are not charged per referral; their terms will be set before any are listed. Providers are checked against the standards above before they appear and again every year.
Pilot area first Two or three suppliers per category in the first area; wider after the pilot. Register now to help shape the rules.
-
Contributor and data connections
Managing agents and freeholders will receive a request for one item, with its fee status and due date, and upload without seeing the rest of the pack. Software providers will be able to send data in and take packs out in the open standard. These connections are free, because they remove delay for everyone in the sale.
Pilot Leasehold information requests are part of the first release.
What you can expect, and what we ask
What you can expect
- Pack data only when the owner allows it, for the period the owner chooses
- Structured data with a source and date on every item, not a bundle of scans
- Customers who contact you because they chose to, knowing any fee you pay us
- No resale of anyone's details, to you or by you
- Clear, published rules for the directory
What we ask
- Keep your registration and insurance current, and tell us if either changes
- Deal with customers under your own terms, reliance and complaints procedure
- Meet the turnaround you agree with us
- Contact a seller or agent only about what they asked you for
- Tell customers about any referral or commission arrangement
What the directory will not include
- Estate agents. Agents use the portal as customers. We do not list, rank or recommend agents, so homeowners stay free to choose and agencies can trust us with their instructions.
- Mortgages, insurance or other financial products. These are regulated financial promotions and are not planned.
- Anyone who does not meet the standards for their category.
- Reviews, for now. If they are added later, they will come only from verified customers and will be published whether they are good or bad.
The guides on this site stay independent. They never carry paid content or recommend a named provider. Suppliers who pay a fee appear only in the directory, labelled with the fee.
How we expect it to work commercially
| Route | Planned commercial basis |
|---|---|
| Integrated ordering partner | Your price to us, agreed in a written partner agreement; our handling fee shown to the customer separately on every order |
| Suggested suppliers | A flat fee per referral, the same for every supplier in the category and shown to the seller before they choose; no upfront or monthly cost; never a fee for position |
| Conveyancers and solicitors | Not charged per referral; terms set before any are listed |
| Contributor and data connections | Free |
Nothing is charged, and no one is listed, until terms are agreed in writing.
Questions providers ask
Do you sell leads?
No. We never sell anyone's contact details, and a request is never sent to several firms at once. You pay a flat fee only when a seller or agent chooses you and sends you their request, and they see that fee before choosing. Conveyancers and solicitors are not charged per referral.
Can we pay to appear first?
No. Which suppliers are shown, and in what order, follows published rules that do not depend on payment, and the referral fee is the same for every supplier in a category.
Will we see sellers' packs?
Only the parts an owner allows you to see, for the period they choose, and only when they choose your service. Every view is recorded for the owner.
We are a conveyancing firm. Can we receive packs without listing?
Yes. Receiving a pack shared with you is free and does not need a listing. Accounts for conveyancing firms are planned after the pilot.
When will ordering and suggestions open?
Suggested suppliers start in the pilot area with two or three suppliers per category; ordering inside the pack and wider coverage follow once the portal is working for agencies and homeowners. Registered providers are contacted first, and we will not give a date until it is ready.
Register your interest
Registering is free and commits you to nothing. We will contact you about ordering, suggestions or connections, depending on what you tick.
